  • How Long does an inspection take?

    A standard home inspection takes between 1 - 2 ½ hours to complete. Vacant home usually take less time, while occupied homes may take longer.

    Immediately following your inspection we will do a quick summary with you to highlight any urgent findings, and answer any questions you may have.

  • What do you look at?

    A home inspection is like a snapshot in time of where the home is at the exact time of the inspection. We will inspect anything that can be visibly inspected. We do not pull up flooring and tear apart walls to see behind them.

    But we do have our special inspector gadget ways of knowing what is working properly

  • What are the major systems of a home?

    Structure, such as foundation, walls, windows, and roof. This includes chimneys if there is one.

    The other major systems in addition to the structure are Plumbing, Electrical, HVAC & Mechanical, and Ventilation.

  • How do you check the roof

    We look at the roof from several different angles. The ground, from ladder height, and if it is safe, we will walk the roof.

    We believe seeing first hand what the roof condition is. You may not see a wavy roofline in a photo, but you can in person.

  • How long does it take to get my report?

    We offer a Modern Home Inspection Report, which is delivered digitally within 24 hours of completing your inspection. So you can see what’s important and review findings with your agent after the inspection.

    Your report has high quality images and is available in mobile friendly as well as pdf formats.
